How Will You Sell My Home Quickly?

In our initial meeting, we will discuss your motivation for selling your home. I will present to you my marketing plan on how we will get your home sold within a reasonable amount of time. My plan WILL NOT mimic what your typical real estate agent will do (called the 3 P’s):

  • Put a sign in the yard
  • Put a listing in the Multiple Listing Service (MLS)
  • Pray the house sells

My approach to the successful sale of your home…called the 4 P’s (similar to what is taught in a Marketing 101 class) will be implemented:

  • Product – We will walk through your home (the product) and I will advise you on any needed repairs that should be made; cleaning and de-cluttering are also vital (I will explain why during my presentation); the proper staging of your home (if your home is vacant)
  • Promotion – High-resolution photos will be taken and placed on both flyers and online listings. I have additional outlets to promote the sale of your home and will discuss them during my presentation
  • Place – As more than 80% of buyers start their home searches online, I will capture them by listing your home on many different sites. Your home will also be featured on this website.
  • Price – This is very important. The asking price should be in line with a buyer’s “value perception”. In other words, the asking price needs to lure the buyer to see your home and keep them interested after they have seen your home.

Also included in my presentation to you will be a Comparative Market Analysis (CMA) of the area your home is located. This will give us a complete picture of the current market value of your home. As a real estate professional, I will advise you on a “recommended” asking price. Of course, the “actual” asking price will be your decision.

I’m Ready to Sell My Home. Now What Happens?

When you feel you are ready to list your home for sale, a standard Listing Agreement will need to be reviewed and signed (we will do this electronically…with a digital signature). I can provide you a hard copy to review if you desire.

During the home selling process, I will be in constant communication with you and provide a progress report on all activity associated with your home.

When offers are received, I will review them and the terms of the offer with you. Upon completion of our review and discussion, I will negotiate on your behalf as to secure the highest possible selling price of your home while protecting your best interests.
